# Tenants:

All tenants should be required to sign leases or other formalized contract documents. Any document should be drafted and reviewed by counsel that is insurance savvy. Some items that should be contained in the document, or at least considered are: rules and regulations as established by the owner; what are the tenant's responsibility for maintenance - what occurs if the tenant lapses in this area?; inspections and timing of them; alterations and remodeling, provision for prior notification; etc. Tenants should always be required to obtain insurance. This insurance should name the owner and/or property manager as an additional insured. Proof of insurance should be submitted to the owner and the owner should continually obtain updates.
